The entire Tweed Heads area offers a relaxed lifestyle, and is popular with families and retirees. There is an abundance of entertainment, golf courses, dining, bowling greens and local beaches.

Homes range from budget apartments and villas to more luxurious homes. Some elevated homes in parts of Tweed Heads, Tweed Heads West and Tweed Heads South have good views of over the local area or Terranora Broadwater, the Tweed River, along the coastline to the Pacific Ocean.

Tweed Heads and Coolangatta are known as the ‘Twin Towns’ and form one continuous metropolis. Tweed Heads is the most northerly point in New South Wales and Coolangatta is the southerly point in Queensland.

In Tweed Heads itself, canal front and riverfront homes can be found within the areas of Endless Summer, Crystal Waters Estate and Seagulls estate, as well as some parts of Kennedy Drive.

Tweed Heads South is a mixture of established units, townhouses and houses, as well as several estates such as Vintage Lakes and The Oasis, which have been developed over the past few years. Tweed Heads South is also home to the region’s light industrial and commercial facilities in the Machinery Drive/Greenway Drive area.

According to the 2001 census, the population of Tweed Heads was 5,653, Tweed Heads West was 6,635 and Tweed Heads South was 7,793.

Set on a ridge, the Terranora area is a mixture of newer homes on suburban blocks and more substantial, upmarket homes set on small acreage blocks. Many of these homes have views across the local area, the Broadwater or Tweed River and out to the Pacific Ocean.

Terranora is located approximately ten minutes’ drive from central Tweed Heads, and is home to many professional couples with children, thanks to the appeal of the ‘village’ atmosphere.

At the last Census in 2001, the population of Terranora was 2,450.

Banora Point

Banora Point is a relatively new area, covering about 12 square kilometres, and is located south of South Tweed Heads, east of Terranora, and adjoins the Tweed River. The elevated areas offer views of the ocean, hinterland and district.

Demand for properties on the elevated East Banora Point peninsula has increased in recent years. This is due to the ocean and coastline views offered from many homes and the peaceful living offered due to only one main road providing access to most homes.

Over the last month, the market has continued to tighten as the number of prospective buyers has dwindled. The total number of inspections at ‘Open Houses’ continues to be erratic, with some properties not attracting the attention of potential buyers some weekends.

Vendors are continuing to reduce asking prices to meet the market expectations and while the volume of sales numbers has diminished, properties are still being sold.

The Federal election has been called, and while some buyers tend to ‘wait and see’ what happens, the market overall continues on. Potential interest rate rises are still a big issue in the market and we are mainly dealing with buyers that need no or minimal finance to purchase a property.

Interestingly enough, the further concessions offered by State governments to attract new buyers have not provided the expected stimulus for first home buyers.

Rental levels for investment property are holding, with a successful month for letting, resulting in our vacancy factor being low at the moment. Again, if the asking rental is priced to the market, the property will let readily.

The Revenue and Other Legislation Amendment Bill 2010 was introduced into Parliament on 9 March. The Bill amends the First Home Owner Grant Act 2000 (FHOG Act) to reduce the cap on the value of homes for which the grant is payable.

For transactions entered into:

. before 1 January 2010 – no cap provisions apply;

• on . or after 1 January 2010 to 30 March 2010 – $1M cap applies;
• on . or after 31 March 2010 – $750,000 cap applies.
